OBSERVATIONS: Home sales have risen to last spring's seasonal levels. PPSF, though up $4 in March, isn't going anywhere fast.
On a price per-square foot average (see table below):
At $297 per-square foot in March, prices are up $4 from February, down $8 from last March 2025, and down $17 from their peak of $314 in May '22
Last month, sellers received an average of -$11,396 less than their asking prices
April 2026 began 247 listings, which is 138% of the 3 year average of 179 (from 2023-2025)
March had 114 sales, or 128% of the 3 year average of 89 (from 2023-2025)
Tempe is currently turning over housing inventory once every 2.1 months
Days on market for sold homes are currently 72
Bank-owned properties and short sales accounted for 0 sales, or 0.0% of all Tempe sales last month

Total Active – # of homes for sale at the beginning of the current month
Total Sold – # of homes sold in the current month
% Sold – a ratio of total sold to total active
MO. INV. – based on total sold, how many months it would take to sell the total “active” inventory
Sq ft – average square footage of sold homes
Price – average sales price of sold homes
DOM – Days On Market, or average days to sale
$ sq ft – average price per square foot
+/- List Price – the average dollars received by sellers above or below their average list prices
