OBSERVATIONS: PPSF started @ $289 in January 2025 and ended at $291 in December. It varied within a $25 range. On an annual basis, PPSF averaged $294 in 2025 vs. $297 in 2024. Total monthly sales averaged 91 in 2025 vs. 89 in 2024. Monthly listings averaged 243 per-month in 2025 vs. 166 in 2024. Sellers accepted an average of -$12,310 less than list price in 2025 vs. -$9,961 in 2024.
On a price per-square foot average (see table below):
At $291 per-square foot in December, prices are up $13 from November's $22 drop, down $13 from last December, and down $23 from their peak of $314 in May '22
Last month, sellers received an average of -$14,961 less than their asking prices
January 2026 began 198 listings, which is 132% of the 3 year average of 150 (from 2022-2024)
December had 84 sales, or 85% of the 3 year average of 99 (from 2022-2024)
Tempe is currently turning over housing inventory once every 2.3 months
Days on market for sold homes are currently 77
Bank-owned properties and short sales accounted for 0 sales, or 0.0% of all Tempe sales last month

Total Active – # of homes for sale at the beginning of the current month
Total Sold – # of homes sold in the current month
% Sold – a ratio of total sold to total active
MO. INV. – based on total sold, how many months it would take to sell the total “active” inventory
Sq ft – average square footage of sold homes
Price – average sales price of sold homes
DOM – Days On Market, or average days to sale
$ sq ft – average price per square foot
+/- List Price – the average dollars received by sellers above or below their average list prices
