LISTINGS TO BEGIN NOVEMBER and OCTOBER RESULTS

OBSERVATIONS: PPSF finished at $300 which is higher than the 2025 monthly average of $296. Sales are at 92% and inventory is at 164% of the previous 3-year averages. Sellers accepted -$12,362 less than asking price in September.
On a price per-square foot average (see table below):
At $300 per-square foot in October, prices are up $6 from September, up $7 from last October, and down $14 from their peak in May '22
Last month, sellers received an average of -$12,853 less than their asking prices
November 2025 began 246 listings, which is 164% of the 3 year average of 150 (from 2022-2024)
October had 91 sales, or 92% of the 3 year average of 99 (from 2022-2024)
Tempe is currently turning over housing inventory once every 2.9 months
Days on market for sold homes are currently 78
Bank-owned properties and short sales accounted for 0 sales, or 0.0% of all Tempe sales last month

Total Active – # of homes for sale at the beginning of the current month
Total Sold – # of homes sold in the current month
% Sold – a ratio of total sold to total active
MO. INV. – based on total sold, how many months it would take to sell the total “active” inventory
Sq ft – average square footage of sold homes
Price – average sales price of sold homes
DOM – Days On Market, or average days to sale
$ sq ft – average price per square foot
+/- List Price – the average dollars received by sellers above or below their average list prices
