Observations: Maricopa has remained one of the most affordable cities in the Metro Phoenix Region. There haven't been any significant changes in awhile as price continues to gradually decrease.


On a price per-square foot average (see table below):

  • At $175 per-square foot, March's prices are are up $1 from February, down $12 from last March 2025, but down $30 from their peak of $205 in May '22

  • Last month, sellers received an average of -$6,019 less than their asking prices (lowest gap of most Metro Area cities)

  • April 2026 began 603 listings, which is 111% of the 3 year average of 543  (from 2023-2025) 

  • March had 183 sales, or 115% of the 3 year average of 159 (from 2023-2025)

  • Maricopa is currently turning over housing inventory once every 3.3 months

  • Days on market for sold homes are currently 94

  • Bank-owned properties and short sales totaled 7 sales, accounting for 3.8% of all Maricopa sales last month

NOTE: we use the term “foreclosure” to describe bank owned homes and short sales because most people are familiar with it. “Distressed Properties” may be more accurate.

  1. Total Active – # of homes for sale at the beginning of the current month

  2. Total Sold – # of homes sold in the current month

  3. % Sold – a ratio of total sold to total active

  4. MO. INV. – based on total sold, how many months it would take to sell the total “active” inventory

  5. Sq ft – average square footage of sold homes

  6. Price – average sales price of sold homes

  7. DOM – Days On Market, or average days to sale

  8. $ sq ft – average price per square foot

  9. +/- List Price – the average dollars received by sellers above or below their average list prices
