LISTINGS TO BEGIN SEPTEMBER and AUGUST RESULTS

Observations: Maricopa has the highest rate of distressed properties in the Metro Area. It leads active listings with 6% and sales @ 6.3%. PPSF has remained in the $170 - $179 range for the last months. Total monthly sales are down 33% from May.
On a price per-square foot average (see table below):
At $171 per-square foot, August's prices are down $1 from July, down $5 from last August 2025, but down $34 from their peak of $205 in May '22
Last month, sellers received an average of -$5,243 less than their asking prices (lowest gap of most Metro Area cities)
September 2026 began 603 listings, which is 111% of the 3 year average of 543 (from 2023-2025)
August had 128 sales, or 81% of the 3 year average of 159 (from 2023-2025)
Maricopa is currently turning over housing inventory once every 4.4 months
Days on market for sold homes are currently 82
Bank-owned properties and short sales totaled 8 sales, accounting for 6.3% of all Maricopa sales last month

NOTE: we use the term “foreclosure” to describe bank owned homes and short sales because most people are familiar with it. “Distressed Properties” may be more accurate.
Total Active – # of homes for sale at the beginning of the current month
Total Sold – # of homes sold in the current month
% Sold – a ratio of total sold to total active
MO. INV. – based on total sold, how many months it would take to sell the total “active” inventory
Sq ft – average square footage of sold homes
Price – average sales price of sold homes
DOM – Days On Market, or average days to sale
$ sq ft – average price per square foot
+/- List Price – the average dollars received by sellers above or below their average list prices
