Observations: Sold listings were on market 110 days, the longest in over a decade. The 105 total sales for August are down 31.8% from the high of 154 sales in May. Homes prices have stagnated for several years.
On a price per-square foot average (see table below):
At $253 per-square foot in August, prices are up $4 from July, down $6 from last August 2025, and down $17 from their peak of $270 in May '22
Last month, sellers received an average of -$11,187 less than their asking prices
September 2026 began 408 listings, which is 99% of the 3 year average of 413 (from 2023-2025)
August had 105 sales, or 86% of the 3 year average of 122 (from 2023-2025)
Queen Creek is currently turning over housing inventory once every 4.0 months
Days on market for sold homes are currently 110

DOM – Days On Market, or average days to sale
$ sq ft – average price per square foot
+/- List Price – the average dollars received by sellers above or below their average list prices
