OBSERVATIONS: PPSF started @ $254 in January and ended at $253 in December. It varied within a $15 range. On an annual basis, PPSF averaged $255 in 2025 vs. $258 in 2024. Total monthly sales averaged 124 in 2025 vs. 118 in 2024. Monthly listings averaged 463 per-month in 2025 vs. 408 in 2024. Sellers accepted an average of -$9,629 less than list price in 2025 vs. -$8,557 in 2024.
On a price per-square foot average (see table below):
At $263 per-square foot in December, prices are down $8 from November, down $1 from last December, and down $17 from their peak of $270 in May '22
Last month, sellers received an average of -$10,861 less than their asking prices
January 2026 began 365 listings, which is 101% of the 3 year average of 360 (from 2022-2024)
December had 125 sales, or 99% of the 3 year average of 126 (from 2022-2024)
Queen Creek is currently turning over housing inventory once every 2.9 months
Days on market for sold homes are currently 92
