OBSERVATIONS: Based on 3-year averages, sales levels are at 100% and inventory is up to 130%. The current PPSF of $255 is down $2 from September and right at the $255 average for calendar year 2025. Prices have stagnated for 2-years.

On a price per-square foot average (see table below):

• At $255 per-square foot in September, prices are down $2 from September, down $3 from last October, and down $15 from their peak in May '22
  

• Last month, sellers received an average of -$7,93 less than their asking prices
  

• November 2025 began 462 listings, which is 128% of the 3 year average of 360  (from 2022-2024) 
  

• October had 127 sales, or 101% of the 3 year average of 126 (from 2022-2024)
  

• Queen Creek is currently turning over housing inventory once every 3.7 months
  

• Days on market for sold homes are currently 101
  

• Bank-owned properties and short sales totaled 1 sale accounting for 0.8% of all Queen Creek sales last month

1. Total Active – # of homes for sale at the beginning of the current month

2. Total Sold – # of homes sold in the current month

3. % Sold – a ratio of total sold to total active

4. MO. INV. – based on total sold, how many months it would take to sell the total “active” inventory

5. Sq ft – average square footage of sold homes

6. Price – average sales price of sold homes

7. DOM – Days On Market, or average days to sale

8. $ sq ft – average price per square foot

9. +/- List Price – the average dollars received by sellers above or below their average list prices
